Daily rent in 2026: new rules of the game for small businesses

The daily rental market in Russia in 2026 will finally enter a mature phase of development. The growth rate of the number of properties continues to outpace the growth rate of demand, which creates a new competitive reality for apartment owners. These changes complement the rules that came into force on September 1, 2025, when the legalization of guest houses was launched in 17 regions of Russia and mandatory registration was introduced in the Unified Federal Register of Accommodation Facilities. Owners of apartments in apart-hotels can now rent out their property for short-term rent only through a management company.
Financial attractiveness of business
Despite the new restrictions, daily rentals remain a profitable business. In Moscow, the average daily rental rate is 30-35% higher than long-term: a one-room apartment can be rented for 5,000-7,000 rubles per day versus 50,000-70,000 rubles per month for long-term rentals. In the regions, the difference is even more noticeable: in Chelyabinsk, daily rent costs from 3,000 rubles with a long-term rate of 20-25 thousand per month.
The easiest way to legalize remains registration as a self-employed person through the “My Tax” application with a tax rate of 4% of profit when working with individuals or 6% when working with legal entities. This allows checks to be issued to customers, which is critical for business travelers.

Key trends for 2026
Analysts identify several important trends that will determine the daily rental market in 2026. The average price per night is expected to increase by 5-12% throughout the year, which is associated with general inflation and improved service standards. The shift to long-term bookings is gaining popularity: the period of 4-9 nights is becoming one of the fastest growing segments.
Additional sources of income
Property owners are increasingly using “increased comfort” services to increase profitability. Additional income comes from transfers, early check-in, extended cleaning and rental of children's or office supplies. Smart apartments and compact studios with an area of up to 25-28 square meters are gaining popularity, and contactless check-in is becoming a new standard of service.

Experts advise owners to put contracts in order, establish clear rules of residence for tenants, and consider switching to long-term leases in case of regular conflicts with neighbors. It is important to consider that the market is becoming more mature and demanding: success depends on the right choice of location, quality of repairs and level of service.
